Built in 2022, a 2,605 m2 factory hall equipped with a bridge section awaits potential tenants in the Mohács Industrial Park.

ACCESSIBILITY OF MOHÁCS
Mohács is located in the southeastern part of Baranya County, and it is the third most populous town in the county, with a current population of approximately 17,000. Mohács lies on the banks of the River Danube, near the Croatian and Serbian borders.

The industrial park is of great importance to the economic life of the city, hosting a large number of small, medium and large companies. The special geographical location of the city, its intermodal hub character, could represent a significant development and valorisation potential. Convenient road links to the capital are provided by the M6 motorway, which will soon also provide a southward link to Croatia. Preparations are also underway for the Mohács Danube bridge and the expressway section linking Mohács to the motorway interchange, and the construction of the Kőszeg-NagykanizsaPécs-Mohács-Szeged-Debrecen section of the M9 motorway is a long-term government objective. The city of Mohács is also connected by rail, with a railway wing line running through Villány to Pécs, providing a fixed-track link to the national network.

Total area of the Mohács Industrial Park: 225 hectares, of which 39%, i.e. 88 hectares (62 plots of various sizes), are available and are being sold. Number of enterprises established: 60. The number of people employed in the area: 1,900 persons.

FACTORY HALL
Located in the industrial park of Mohács, the factory hall has a useful floor area of 2,605 m2. The hall building is equipped with the necessary basic infrastructure, i.e. water supply, sewage drainage, electricity supply (3×100 A max. power), gas supply, communication network availability, and a built out fire and property protection system.

The hall building is designed as a two-nave building, one of which has its own social block. The naves and the social block have separate entrances, and access to the naves by car is provided by 1-1 industrial gate. A bridge crane with a
load capacity of 5 tonnes was installed in the west nave, allowing the handling of heavy goods. The eastern nave does not have a bridge piece, but its feasibility is assured. The hall building is surrounded by a fence. A 50 kW solar PV system will be installed on the roof of the hall building.

The social block includes an office, a tea kitchen, a double changing room with shower and washbasin for internal staff and a shower for external staff.
The development area will provide parking infrastructure for 8 passenger cars and 3 trucks at the same time.
